What Is My Safe Florida Home?
MSFH is a grant program for Florida homeowners that provides rebates for qualifying households that make certain wind mitigation improvements to their homes. Valrico homeowners can qualify for rebates by doing things like installing impact-resistant doors and windows in their homes.
To get a rebate, Valrico homeowners first apply for a free wind mitigation inspection. Then, they make upgrades to their home based on the inspection report, apply for a final inspection, and receive a rebate check in the mail from the Florida Legislature. Homeowners can receive up to $10,000 of reimbursements under this program.

The My Safe Florida Home program is accepting applications for the 2026–27 fiscal year. Eligible homeowners may receive a matching grant of up to $10,000: the State generally contributes $2 for every $1 the homeowner contributes, and low-income homeowners may receive up to $10,000 without a match. Funding is limited.

How Many Times Can You Apply for the My Safe Florida Home Program?
Once. Each eligible home can be entered into the program a single time.
However, multiple upgrades can be considered at once, so when applying for the program, make sure you perform as many wind mitigation upgrades as possible up front.
How Much Does the My Safe Florida Home Program Pay?
The program offers matching grants of up to $10,000, subject to the program’s approval. For most eligible homeowners, the State contributes $2 for every $1 the homeowner contributes, so a $10,000 grant corresponds to $15,000 of eligible work. Low-income homeowners may receive up to $10,000 without a match.

What’s the Cost to Register for a Wind Mitigation Inspection?
The wind mitigation inspection for the My Safe Florida home program is free for qualifying Tampa homeowners. You don’t have to pay a penny to get the inspection done. If you find someone trying to charge you for a wind mitigation inspection, they aren’t part of the MSFH program and should be reported to the authorities.
You can apply for a free inspection through the MSFH program website after creating a portal account.
Is the My Safe Florida Home Grant Taxable?
No. The IRS issued a ruling back in 2007 stating that grants from the My Safe Florida Home program are excluded from “gross incomes for federal income tax purposes.”
So, you can claim your reimbursement for making wind mitigation upgrades to your home without having to worry about it making filing your taxes more complicated.
Are There Other Sources of Funding I Can Use to Upgrade My Doors and Windows?
Yes! The My Safe Florida Home program isn’t the only program that can provide funds for upgrading your home’s doors and windows. For example, there’s the Florida PACE program, which may also provide some funding to help cover the cost of hurricane mitigation and energy efficiency upgrades to your home’s doors and windows in some areas of Hillsborough County.
However, PACE is a loan requiring repayment, unlike the MSFH program.
What Are the Requirements for the Free Wind Mitigation Inspection?
To qualify for the free wind mitigation inspection, a home must be:
- owner-occupied (no rental properties);
- site-built (no mobile homes);
- granted a homestead exemption under s. 196.031, Fla. Stat.; and
- a single-family home, detached or attached (such as a townhome), not over three stories.
Apartments, condo units in multi-story buildings, cooperatives and vacation homes generally don’t qualify. Since the inspection is required before a grant, the same rules apply to grants. Condo owners: Karoly still replaces windows and doors in condos; ask us for a quote.
Who Can Apply for My Safe Florida Home Program Grants?
The My Safe Florida Home program is accepting applications for the 2026–27 fiscal year. The program prioritizes applicants by income and age, and only the State can determine eligibility.
To qualify for a grant, generally:
- your home’s insured value is $700,000 or less;
- your home was built before January 1, 2008;
- you completed an MSFH wind-mitigation inspection within the past 24 months; and
- you meet the program’s low- or moderate-income guidelines.
