Lutz My Safe Florida Home Basics
MSFH is a State of Florida program that helps eligible homeowners pay for key wind mitigation improvements to their homes, and it is accepting applications for the 2026–27 fiscal year. The process begins with a free wind mitigation inspection. Then, homeowners get a report of suggested improvements. Eligible homeowners can get quotes from licensed contractors and apply for a grant that names their contractor. Once the grant is approved and the improvements are made (the statute allows up to 18 months), a final inspection is required. Grants generally cover $2 for every $1 the homeowner contributes, up to $10,000.

MSFH Application Requirements
To be eligible for the free inspection, a home must be owner-occupied, site-built and homesteaded, and a single-family home, detached or attached (such as a townhome), not over three stories. MSFH does not cover rental properties.
Matching Grants of Up to $10,000
The My Safe Florida Home program is accepting applications for the 2026–27 fiscal year. Eligible homeowners may receive a matching grant of up to $10,000: the State generally contributes $2 for every $1 the homeowner contributes, and low-income homeowners may receive up to $10,000 without a match. Funding is limited.
Applicants Are Prioritized by Income & Age
The program prioritizes grant applicants by income and age, and funding is limited.
To qualify for a grant, generally:
- your home’s insured value is $700,000 or less;
- your home was built before January 1, 2008;
- you completed an MSFH wind-mitigation inspection within the past 24 months; and
- you meet the program’s low- or moderate-income guidelines.

How Many Times Can I Apply for MSFH Benefits?
Once. Each eligible home can be entered into the program a single time.
However, multiple upgrades can be considered at once, so when applying for the program, make sure you perform as many wind mitigation upgrades as possible up front.
How Much Does the My Safe Florida Home Program Pay Homeowners?
Under the MSFH program, $10,000 is the maximum possible grant. Your actual grant may vary depending on several factors, such as how much you spend on eligible wind mitigation upgrades. For most eligible homeowners, the State contributes $2 for every $1 the homeowner contributes. In other words, the program covers about ⅔ of eligible costs, up to the $10,000 maximum: if you spend $6,000, the grant could cover $4,000, leaving you $2,000. Low-income homeowners may receive up to $10,000 without a match.

What’s the Cost to Register for a Wind Mitigation Inspection?
The wind mitigation inspection for the My Safe Florida home program is free for qualifying homeowners. You don’t have to pay a penny to get the inspection done. If you find someone trying to charge you for a wind mitigation inspection, they aren’t part of the MSFH program and should be reported to the authorities.
You can apply for a free inspection through the MSFH program website after creating a portal account.
This inspection is mandatory before you can apply for a rebate under the program, so sign up for one as soon as possible, even if applications aren’t open for your grant group yet!
How Long Does It Take to Get Money from the My Safe Florida Home Program?
According to a My Safe Florida Home flyer, once your reimbursement request has been approved, it will take 5-10 business days for a check to arrive in the mail.
Should I Start Installing Windows Once I Submit My Grant Application?
No. The MSFH program website specifically tells homeowners: “Do not begin any reimbursable construction PRIOR to receiving your official grant approval notice.”
Not waiting for the approval process to complete could mean losing out on reimbursement.
Can I Hire My Own Inspector for the MSFH Program?
No. As noted by MSFH: “Once you have applied and been approved for your free wind-mitigation inspection, a licensed inspector, contracted by the program will be assigned to you to complete all inspections of your home.” You cannot bring your own inspector into the program.
You can, however, freely choose which contractors handle your wind mitigation upgrades, so long as they’re certified or registered with the Florida Department of Business & Professional Regulation (DBPR) as a General Contractor, Building Contractor, Residential Contractor, Specialty Contractor, or Roofing Contractor.

What Wind Mitigation Improvements Are Covered by MSFH?
The program has four categories of wind mitigation improvements that are considered eligible for reimbursement:
- Opening Protection. This includes upgrades like installing impact windows and doors for your home.
- Roof-to-Wall Attachment. This covers things like strengthening the connection between your home’s roof and walls to improve roof stability.
- Roof Deck Attachment. This covers securing your roof deck with additional nails to increase the roof’s resistance to strong winds.
- Secondary Water Resistance. This category includes improvements such as applying self-adhering underlayment to sheathing or adding foam barriers that prevent water intrusion if the roof is lost.
Note that MSFH will only pay rebates on upgrades suggested by your inspector during the initial inspection report. If you make upgrades not listed by the inspector, they will not be considered when determining your eligibility for an MSFH grant.
