What Is My Safe Florida Home?
My Safe Florida Home, or MSFH, is a program launched by the Florida Legislature to help make improving hurricane resistance more affordable. The program gives Pinellas Park homeowners a rebate for adding hurricane protection to their homes.
One category of upgrades that qualifies for an MSFH program grant is ‘opening protection’ (i.e., impact window and door installation). By replacing your existing windows with new hurricane windows, you could qualify for reimbursement under the program!
What Pinellas Park Homeowners Should Know
MSFH is a State of Florida program that is accepting applications for the 2026–27 fiscal year, with grants for eligible low- and moderate-income homeowners throughout Pinellas Park. The program has two key steps: the initial free wind mitigation inspection and the grant application for the recommended wind mitigation improvements. Here are a few more things to know about the My Safe Florida Home program:
Home Eligibility Basics
To get a free wind mitigation inspection, your home must be owner-occupied, site-built and homesteaded, and a single-family home, detached or attached (such as a townhome), not over three stories. Rental properties and mobile homes don’t qualify.
Grants Are Given AFTER You Pay for Upgrades
The MSFH Program does not provide money for proposed improvements. Grant payouts are made after the upgrades have already been paid for.
Applicants Are Prioritized by Income & Age
The State prioritizes applicants by income and age, and funding is limited.

Pinellas Park My Safe Florida Home FAQs
How Long Does It Take to Get Money from the My Safe Florida Home Program?
According to a My Safe Florida Home flyer, once your reimbursement request has been approved, it will take 5-10 business days for a check to arrive in the mail.
How Much Does the My Safe Florida Home Program Pay Homeowners?
The program offers matching grants of up to $10,000, subject to the program’s approval. For most eligible homeowners, the State contributes $2 for every $1 the homeowner contributes, so a $10,000 grant corresponds to $15,000 of eligible work. Low-income homeowners may receive up to $10,000 without a match.

What’s the Cost to Register for a Wind Mitigation Inspection?
The wind mitigation inspection for the My Safe Florida home program is free for qualifying Tampa homeowners. You don’t have to pay a penny to get the inspection done. If you find someone trying to charge you for a wind mitigation inspection, they aren’t part of the MSFH program and should be reported to the authorities.
You can apply for a free inspection through the MSFH program website after creating a portal account.
I Thought I Got $2 for Every $1 I Spend on Wind Mitigation Upgrades?
Generally, yes. For most eligible homeowners, the State contributes $2 for every $1 you contribute, up to a $10,000 grant. For example, $15,000 of eligible work could mean a $10,000 grant and $5,000 from you. Low-income homeowners may receive up to $10,000 without a match. The program determines the final amount.
Are There Other Sources of Funding I Can Use to Upgrade My Doors and Windows?
Yes! The My Safe Florida Home program isn’t the only program that can provide funds for upgrading your home’s doors and windows. For example, there’s the Florida PACE program, which may also provide some funding to help cover the cost of hurricane mitigation and energy efficiency upgrades to your home’s doors and windows in some areas of Hillsborough County.
However, PACE is a loan requiring repayment, unlike the MSFH program.
What Are the Requirements for the Free Wind Mitigation Inspection?
To qualify for the free wind mitigation inspection, a home must be:
- owner-occupied (no rental properties);
- site-built (no mobile homes);
- granted a homestead exemption under s. 196.031, Fla. Stat.; and
- a single-family home, detached or attached (such as a townhome), not over three stories.
Apartments, condo units in multi-story buildings, cooperatives and vacation homes generally don’t qualify. Since the inspection is required before a grant, the same rules apply to grants. Condo owners: Karoly still replaces windows and doors in condos; ask us for a quote.
Who Can Apply for My Safe Florida Home Program Grants?
The My Safe Florida Home program is accepting applications for the 2026–27 fiscal year. The program prioritizes applicants by income and age, and only the State can determine eligibility.
To qualify for a grant, generally:
- your home’s insured value is $700,000 or less;
- your home was built before January 1, 2008;
- you completed an MSFH wind-mitigation inspection within the past 24 months; and
- you meet the program’s low- or moderate-income guidelines.
