What Does the Miami-Dade County Seal Mean in Clearwater?

Miami-Dade County is the toughest high-velocity hurricane zone in the State of Florida. In fact, structures built in Miami-Dade County have to be rated to stand up to stronger winds than Broward County, Florida’s only other HVHZ-designated area.

What this means is that Miami-Dade windows are the toughest windows on the Florida market. This helps ensure that they’ll protect your home from the worst effects of hurricane season even better than other impact windows.

About How Windows Earn the Miami-Dade County Seal

Miami-Dade windows are subjected to extreme durability tests to ensure that they’re of sufficient quality and strength to withstand category 5 hurricanes without letting the wind and rain they throw into your home. Some of the testing that these windows are subjected to include:

Fatigue Load Testing

Windows need to pass fatigue load testing at three intensity levels: up to 0.5p 600 times, up to 0.6p 70 times, and up to 1.3p once for three seconds.

Large Missile Impact Testing

Windows need to pass Missile Impact D testing, where a 9-pound 2×4 is fired at the window at a speed of 50 feet per second (34 mph).

Small Missile Impact Testing

Windows are also tested for repeated impacts from small objects. 30 steel balls weighing 2 grams are fired at 130 feet per second (88 mph).

I reached out to Karoly for new sliding windows in my florida room and two exterior doors. Karoly came out and spent quite a while getting all the measurements right. That makes you feel good. When the installers came out, two days and done. Windows look great and the doors are solid and close tight. Everything is now impact and hurricane rated. I got my insurance discount. Thanks Karoly!

 Trustindex verifies that the original source of the review is Google. I am very hard to please as I pretty much expect close to perfection. From a serious point I just want a TEAM that cares and gives it their best. Mistakes happen. However today I had Hurricane windows placed by Karoly. Actually from the very beginning it was like dealing with a family. In all my dealing with different companies A/C etc they far outshined any company I have ever dealt with. My techs were Vili, Zoli and Christian. They gave 150%, were very clean, cared about our house and did exquisite workmanship. 1,000% incredible and guess what they are not my relatives. LOL

I will never be able to brag enough about how superior this company is. My husband and I interviewed at least seven window companies, all full of similar products of PGT or other hurricane safe Windows. We became window experts on our own with the knowledge we absorbed comparing apples to apples.

Karoly was the final company we met with and Austin presentation was simple and he showed us a sample and did all the measurements. He explained the Simonton brand very well and the warranty they offer cannot be beat. We visited their showroom and met with Jesse to really look at products. Our decision was quick and easy and the price was better than their competitors.

We completed all the paperwork with Richy and Angela and the rest of the wonderful staff. Installation day came and we met the fantastic installers that were so kind and clean. In 3 days our job was done. The day after that inspector came and passed us and one week later Karoly came back to complete final installation of some parts and now it’s all finished.

These windows have changed our home completely. Not only did we work with the best contractor and save money we also gained a more beautiful home and it’s so quiet! No barking dogs or loud traffic or thunder anymore just peaceful tranquility!!!

Thank you everyone at Karoly for making us so happy!!! I promise to call you again for all my other houses!! This was the best thing we’ve ever done without a doubt .

Sincerely,
Cheryl & Doug Sigmon

 Trustindex verifies that the original source of the review is Google. After researching a few companies, I decided to go with Karoly. They replaced 19 windows and 3 sliders with Sinomton Stormbreaker Plus 300VL and Simonton Maxview. I enjoyed reading the information they had on their website and pleased to see this is a family owned business with emphasis on quality work and customer satisfaction. Employees were pleasant and professional and answered my questions. It has only been almost 2 years since installation and from my experience thus far, I would highly recommend Karoly.

The installation crews were outstanding. They were hardworking, respectful of my home, paid attention to every detail, and the quality of their workmanship was exceptional. I'm extremely pleased with the quality of the window replacement, the beautiful new doors, and the finished results.

I was so impressed with the company that I've already recommended Karoly Windows & Doors to several of my neighbors. It's refreshing to work with a company that delivers exactly what they promise. If you're considering window replacement, I highly recommend Karoly Windows & Doors. They are a true first-class company, and I couldn't be more satisfied with the entire experience.

Miami-Dade Window FAQs Clearwater

What Are Miami-Dade Window Ratings?

Miami-Dade window ratings is the set of standards that windows need to meet to be installed in Miami-Dade County homes. These standards are amongst the most stringent of any high-velocity hurricane zone in the state of Florida.

Are Hurricane-Rated Windows Required in Florida?

Yes, in most cases. When installing new or replacement windows, the Florida Building Code (FBC) requires windows to be impact-resistant or otherwise protected if the structure is located within a mile of the coastline where winds from hurricanes are likely to be at their strongest.

Additionally, some municipalities are designated as “high-velocity hurricane zones,” meaning that they have even more stringent impact window and door requirements than other regions. Currently, the two zones in Florida marked as HVHZ areas are Miami-Dade County and Broward County.

However, there are some exceptions available to the impact window installation requirements, though we strongly recommend installing impact windows over non-impact even if you can qualify for the exemption, as impact windows are tougher, longer-lasting, and often more energy-efficient than non-impact windows due to having multiple layers of impact-resistant glass and other energy-efficiency features.

What Wind Speed Are Windows Rated for in Florida?

The answer to this depends on the window and where you live in the state of Florida. If you live in a wind borne debris region, your windows will need to be rated to withstand the winds of 140+ mph, per the Florida Building Code.

In some high-velocity hurricane zones, however, your windows might need to be even tougher to stay in line with the FBC’s regulations. For example, a residential home in Miami-Dade County needs to have windows that can withstand 175+ mph winds.

Using Miami-Dade approved windows and doors helps ensure that your windows are more than strong enough to meet your home’s needs.

What Is the 25 Window Rule in Florida?

The 25% window rule is an exception to the requirement of installing impact-rated windows in homes that may apply to certain homes. It allows a homeowner to replace up to 25% of the total surface area of their ‘glazing’ (i.e. windows or glass doors) within a 12-month period without having to use impact glass.

However, there are a lot of restrictions on this rule and if you have to replace another window or glass door for any reason during the twelve-month period between replacements and go over the 25% total surface area limit, you’ll be in violation of the FBC and need to re-replace all of the non-impact glass you installed with impact glass.

It’s easier, safer, and often less expensive in the long run to just install impact glass to begin with and avoid running afoul of FBC limitations.

What Are the Negatives of Impact Windows in Clearwater, Florida?

The biggest thing that prevents most homeowners from using impact windows rated for use in Miami-Dade County over less durable windows is the initial cost of installation. It typically costs more for Miami-Dade rated windows than non-impact windows because they cost more to make and require more careful installation to make the most of their impact resistance.

However, using HVHZ windows and doors can provide a long-term savings that more than makes up for the price difference.

Think of it this way: Which is more expensive?

Installing an HVHZ window once, or doing all of the following:

Paying for a second window replacement;
Repairing damaged flooring;
Replacing damaged furniture;
Paying for increased homeowner’s insurance premiums;
Having to rent a room while water/storm damage remediation work is being done;
Paying for storage for undamaged furniture and belongings while remediation crews work; and
Paying for storm damage remediation work.

The cost of installing Miami-Dade windows can more than justify itself when big storms hit Florida.

Will 70 mph Winds Break Windows?

That depends on the window and the quality of the installation job. A standard window facing 70 mph winds and the debris they can launch will most likely break sooner or later, especially if it’s made of non-impact, untempered glass.

Meanwhile, impact windows, and especially Miami-Dade approved high-velocity hurricane zone windows, are much less likely to break from 70 mph winds. If the wind does happen to pick up and throw an object that cracks or breaks the top layer of glass, the protective laminate layer below will flex and absorb the impact—maintaining the seal of your home and preventing water, wind, and debris intrusion.

These windows are built to take 175 mph winds without failing, so they aren’t likely to break from the impacts of lesser storms.

Are PGT Windows Miami-Dade Approved?

Yes! PGT Windows and Doors offer a wide variety of Miami-Dade-certified windows for Clearwater homeowners. They extensively test their products to ensure that their windows and doors can survive the toughest conditions in Florida.
